In the heart of historic downtown Waco, Chip and Joanna Gaines, the creative minds behind Magnolia, unveiled their latest masterpiece: Hotel 1928. Opened in November 2023, this boutique hotel invites visitors to relish in the rich history of the property that has witnessed decades of gatherings, celebrations, and community events.
The story of Hotel 1928 begins with the Karem Shriners, a freemason-affiliated group, who erected the building in 1928. Over the years, the property served as a hub for social activities, including dances, dining, and shopping. Fast forward to five years ago, when the Gaines took hold of the property, seeing beyond the layers of dust from years of disuse to envision a revitalized space that pays tribute to the city’s heritage.
Partnering with AJ Capital Partners, based in Nashville, the Gaines embarked on a meticulous journey to transform the historic structure into a unique boutique hotel. Sandra Hadley, the General Manager of Hotel 1928, emphasized the importance of preserving the building’s authenticity. “I think the care and attention that’s been put into this building to salvage some of the things that were historic to Waco are super important,” Hadley expressed.
The 33 luxury hotel rooms are complemented by three distinct dining options. The Brasserie at Hotel 1928, occupying half of the first floor, offers a picturesque view of Alico or Washington Ave and serves breakfast, lunch, and dinner. The Café at Hotel 1928, also on the first floor, caters to coffee enthusiasts and provides a cozy spot for work, reading, or socializing. Meanwhile, the rooftop restaurant, with its seasonal dishes, promises a captivating dining experience overlooking downtown Waco.
A unique feature of Hotel 1928 is the basement, where a library awaits. This space houses a curated collection of books from Texas novelist Larry McMurty’s collection, acquired by Chip Gaines from his bookstore in Archer, TX.
Chip and Joanna Gaines, known for their dedication to restoration and home, expressed their passion for Hotel 1928. “For us, this project represents everything we are most passionate about—hospitality, restoration, and home,” they shared. “Our dream for this hotel is that it would serve as an extension of home to every guest who comes to stay.”
